Please inform your borrower that we will be calling to set up an appointment. Let them know if they are paying us directly. This can delay us setting up the appointment if they do not know they have to pay the appraiser at time of inspection.
An appraisal contains useful information that can be invaluable whether you are selling or purchasing a home. If you are buying a home and you are not familiar with the area or prices the small appraisal fee could save you thousands of dollars. Having your future house appraised prior to putting a binding contract on it will make you an informed buyer especially if you’re looking to buy a FISBO (For Sale by Owner). If you are selling a home on your own an appraisal will make you an informed seller. You don't want to sell your house for below market or price it too high especially if you buying another house. We've had cases for people who are out of state who needed to sell a second house or a parent's house that were totally unaware of current prices. One case in particular the daughter lived in New Jersey and was shocked that her father's waterfront was worth over $150,000 more than what she thought. If you need your home appraised for a mortgage your lender should order the appraisal directly with the appraisal company. Most lenders want the appraisal to be valued "as-is". This means the condition the property is in when the appraiser inspects your property. You should finish any "projects" you have started and wait to start any till after the inspection if possible.
For example: A bathroom under renovation that can not be used (toilet removed, no bath tub or shower, ect.) can not be given credit.
Repair things that need to be done (leaking plumbing, broken doors, ect.).
Lenders may require additional inspections which will add cost and delays to you getting your mortgage.
Make a list of improvements, upgrades and renovations you have completed recently for the appraiser.
Remember an appraisal is not a home inspection! An appraisal along with a home inspection will provide you with valuable information if you are purchasing a home. We recommend that you always should get a home inspection when buying a home that is not new.
The appraisal inspection is just part of the appraisal process. The appraiser will not be able to tell you the market value upon completion of the inspection.
